–How the experts price your home
When you ask us how much your home is worth, we can generally give you a ballpark figure. This estimate comes from our knowledge of your neighborhood and how the current market trends are moving. When it’s time to actually list your home, we will dive a bit deeper and use what is called a comparable market analysis or CMA for short. I like to explain to people that instead of comparing apples to apples we are comparing house to house. Here is what we take into consideration:
-Date of sale: We try to find homes that have sold in the last few months. The exception to this rule is when the home sits in a rural area. Typically, we will go back 6 months to a year when pulling comps to use for homes that are rural.
-Location: We will try to pick a home within a 1-mile radius of your current home.
-Home type: We try to match style, construction material, square footage, number of bedrooms and bathrooms, finished or unfinished basements and lawn size.
-Amenities and upgrades: This is where we look at things like an upgraded kitchen, bonus room, upgraded cabinetry, fences and extra things like that.
Some website claim they can give you estimates of your homes value, but it will never be the same or even as accurate as the services a real professional can do for you.
